Cozy Fall Home Staging Tips
It is always important to keep your home well maintained, both indoor and outdoor, especially if you are selling your home. Here is a list of tips to help you create a home that has exterior and interior atmospheres that are welcoming and appealing to potential buyers this fall.

Let’s begin with exterior fall staging tips….

Yard Work

Ugh, the dreaded yard work. I’ll just rip this off like a band-aid and start listing things.

Mow the lawn, rake leaves and debris, weed out dead flowers and remove all extra branches and overgrown plants. Make everything look put together and clean.
You can also add some color and personality by planting some fall flowers!
 
Create a Lovely Porch or Entrance Way

Put a fresh coat of paint on your porch or front door and hang a fall fixture decoration like a wreath. Place some potted plants on both sides of the door to create a welcoming environment for arriving guests.
 
Overall Exterior Presentation

Make the exterior of your home visually appealing. Pressure wash, re-paint, clean windows, clean gutters, ect…
 
Halloween Décor

Clutter can disengage buyers. If you decorate for Halloween, keep it minimal and don’t let it over power your home. A few decorations will bring coziness, but too many leave buyers struggling to see other features.
 
Interior staging is just as important, so here are some tips to stage the indoors for fall…
 
De-Clutter
Make sure all surfaces are clutter free. All personal items should be kept in designated areas or out of sight. If you have kids, this could be more difficult, especially if they are in school and have all of there back packs and school supplies. Try to keep your home as organized as possible.
 
Cozy
A comfortable setting will put your guests at ease and encourage people to enjoy the home. Set the thermostat at a good temperature before people come to see the house to make it cozy and not too warm or too cold.


Warm Welcoming

Add touches of warm inviting elements to each room. Accent throw pillows in the living room, fluffy pillows in the bedroom, soft towels in the bathroom. The goal is to make the guest imagine themselves living in the house, and creating an inviting atmosphere will encourage this. Have you ever walked into a hotel room and thought, “I could live here.” You want to give the same experience in this case.
 
Interior Seasonal Decorations

I’m not talking about jack-o-lanterns and spider webs. Adding some fall scented potpourri, fall color flowers and vases, or a basket of mini pumpkins or pine cones as a center piece for your dining room table will be a good choice for staging.
 
Fall Scents

Scented candles and air fresheners are your friends!
Every fall my mother would get those cinnamon “broomsticks” from the grocery store. They fill the house with a wonderful cinnamon scent.

Apple, cinnamon, pumpkin spice, vanilla…
fall scents are so warm and appealing!
