There is still time not to regret for not taking action.
Come spring of 2023, the story is going to be the massive regret that buyers have for not buying in the second half of 2022.
The second half of 2022 will be known as the time when buyers could have bought at a great price - with limited competition - and then just refinanced in 2023.
"Buy the house - date the rate" is a phrase that I have heard from many agents and lenders.
Being in the industry - we know this - but most buyers don't - but this isn't the first time the story of regret has been a big part of our buyer's paths.
From 2008-2017, many buyers could have gotten the lowest prices in history AND bought with low rates.
From 2017-2021 - many buyers could have bought at elevated prices but with rates so low, they were still, on average, locking in lower payments than what they would have paid in rent.
As agents, we've all had buyers who have been waiting forever for the perfect time to buy - lots of inventory, low rates, and low prices - a kind of unicorn market that is likely never going to exist.
